January market activity continued on its busy trend with sales outpacing the supply of new listings. The REBGV reports that residential home sales in the region totalled 2,389 in January 2021, a 52.1% increase from the 1,571 sales recorded in January 2020, and a 22.8% decrease from the 3,093 homes sold in December 2020. 

We're beginning to see increased activity in the condo market in urban areas. Multiple offers are back on well priced 1-bedroom units, but opportunity remains as these condos have not had the same price appreciation as detached homes and townhomes over the last year. If you've been considering the purchase of a downtown condo, there are plenty of opportunities out there to pick one up for a great price. We expect to see this trend continue as life returns to normal in the downtown area.

We haven't seen this type of activity in the Vancouver real estate market for about 5-years. Demand far outweighs supply at the moment so if you've been considering selling your home it's a great time to list. Mortgage rates continue to sit near record lows so it pays to shop around for multiple quotes. It's a seller's market in most areas, which means it's important that you are pre-approved for mortgage financing before you begin searching for homes.
